MANHATTAN BEACH, Calif. — Skechers has firmly extinguished any speculation regarding its long-term geographical future, confirming that it has absolutely no intention of leaving its longtime home in Manhattan Beach, California. Instead of packing up and moving out of the coastal region that helped shape its identity, the footwear giant is putting the finishing touches on a massive, state-of-the-art corporate campus that spans an impressive 500,000 square feet across five distinct buildings situated along the Pacific Coast Highway in both Manhattan Beach and Hermosa Beach.
This sweeping real estate evolution, however, means the company has officially outgrown its original, historic home. As operations transition to the new facility, Skechers has officially put its original 28,000-square-foot office located at 228 Manhattan Beach Boulevard up for sale.
The original downtown location, which dates back to the early 1990s, has served as an auxiliary office supporting the brand’s growing apparel and kids divisions in recent years. With staff members slated to relocate imminently, the storied property is hitting the open market, marking a poignant milestone for the multi-billion-dollar enterprise.
Reflecting on the monumental growth that necessitated this corporate expansion, the company shared a statement detailing its journey over the past three decades.
"As Skechers has evolved over three decades into a $10 billion-plus brand, the third largest in the world and the second largest in the United States, so too has its physical footprint," the company said in a statement. "With construction of Skechers’ newest building nearing completion, the remaining teams at 228 Manhattan Beach Boulevard will relocate to the new facility, situated directly opposite the existing product building — a move that has been in plan for years, timed intentionally to align with the building’s completion."
The company was quick to emphasize that despite changing its physical address for the bulk of its corporate workforce, its ties to the local community remain as firm as ever. Skechers stressed that it is deeply rooted in the coastal municipality that has supported its ascent from a regional footwear contender to a global powerhouse.
"Manhattan Beach is not just where the company was built — it is where Skechers first opened its doors to customers, and where that original store still stands today," the statement added. "The brand’s commitment to this community is as strong as ever, and its continued and growing presence along the coast is a testament to the pride Skechers takes in calling Manhattan Beach home."

According to corporate representatives, the decision to divest from the historic downtown property is not merely a logistical shift, but a calculated business maneuver. A spokesperson for the brand noted that the sale of the original office "represents the natural next step of Skechers’ long-term real estate strategy: consolidating operations, fostering collaboration, and positioning the brand for continued growth from a modern, purpose-built campus."
The original downtown office building carries significant history for the brand. The three-story structure underwent an extensive renovation in 2018 to modernize its workspaces. It also features a dedicated parking garage and possesses ground-floor retail potential, making it a highly desirable commercial asset in the upscale coastal market.
To manage the sale, Skechers has enlisted prominent commercial real estate firm CBRE as the listing agent, according to published industry reports. While an official listing price has not been publicly disclosed by the brokerage, real estate valuation websites such as Movoto have estimated that the prime property could command a price tag ranging anywhere from $83.5 million to $102 million, given its coveted location and commercial flexibility in the affluent South Bay region of Los Angeles County.
The consolidation into the new five-building campus comes at a time of relentless expansion and innovation for Skechers on a global scale. Over the years, the brand has cemented its status as an undisputed titan in the footwear industry, continuously pushing boundaries in product design, market penetration, and corporate restructuring.
Earlier this month, Skechers made waves in the athletic performance sector by disclosing details about its very first "super shoe," the Aero Elite. Engineered specifically for competitive racing, the Aero Elite is designed to optimize performance across distances ranging from 5Ks to full marathons. The high-performance footwear utilizes advanced construction techniques aimed at minimizing overall weight while maximizing energy return and responsiveness, all while maintaining the hallmark comfort that consumers have come to expect from the brand.
This product innovation follows major structural shifts within the company. Last year, Skechers completed a monumental $9 billion transaction with private equity firm 3G Capital, successfully taking the publicly traded company private. Despite the massive financial restructuring, Skechers has maintained its aggressive global expansion strategy. In April, the brand celebrated the opening of a high-profile flagship store in Copenhagen, Denmark, further strengthening its retail footprint across Europe and introducing its diverse product lines to new international demographics.
Even as it scales new heights in the global marketplace, Skechers continues to maintain a strong focus on community engagement and philanthropic endeavors close to home. The company recently celebrated a milestone achievement through its annual philanthropic tradition.
Alongside the Skechers Foundation, the 18th annual Skechers Pier to Pier Friendship Walk — bolstered by the ongoing support of presenting sponsor Nickelodeon — raised a record-breaking $3.3 million. The funds are earmarked to support children with special needs, educational programs in public schools, and national college scholarships. The popular 3.4-mile community walk, held annually along the iconic Southern California coast, has now generated a staggering cumulative total of $35 million since its inception, underscoring the brand’s enduring commitment to the region that watched it grow from a single storefront into a global retail empire.
